AT&T Broadband - Burlingame, CA
The program included gutting two 20,000 square foot buildings and redeveloping their 2.2-acre site with design-built facilities for the new tenant AT&T Broadband. The lease set the minimum investment by the owner as the project budget and a construction schedule that was unachievable by the tenant.
The project was completed:
- Within the approved $2.2 million budget
- With only 4 Change Orders for tenant requests and discovered conditions
- Forty-five days ahead of the five-month construction schedule during a fall with un-seasonally heavy rains, which generated an extra 1.5 months of rent for the building owner
